Modular Buildings for Rent, Lease or Sale

Modular buildings are factory-built structures delivered to your site ready to use — offices, classrooms, container offices, storage and full complexes — with power, lighting, climate control and finished interiors already in place. Nadler rents, leases and sells modular buildings across most of the eastern United States, from a brand-new fleet, typically set up within one to four weeks of your order.

Whether you need temporary buildings for a renovation, swing space for a school, a jobsite office for a two-year project or a permanent addition on a foundation, the building types below cover it. Each one has its own page with sizes, options and photos; this page explains how modular building rental works and which type fits.

Temporary Buildings for Rent

Most modular building rentals are temporary buildings: space you need for a defined period, delivered finished and removed when the period ends. Common uses include renovation and construction swing space, enrollment or headcount spikes, seasonal operations, disaster recovery and project field offices. Because the buildings are relocatable, a temporary building can move to your next site or convert to a longer lease if the need lasts. Typical setup is one to four weeks from order; removal is quoted up front so there are no end-of-lease surprises.

How Modular Building Rental Works

  1. Tell us the need. Building type, size, location, dates and what has to happen inside — offices, restrooms, a classroom, a break room.
  2. We quote it complete. Rental, delivery, installation, furnishing and removal in one number, billed monthly.
  3. Site preparation. A reasonably level, accessible surface — an existing pad lowers setup cost. If the ground needs grading, we tell you before you sign.
  4. Delivery and installation. Typically one to four weeks from order. The building is set, leveled and tied down; electrical, plumbing, HVAC and internet are connected according to your lease and local codes.
  5. Use it, then decide. At the end of the term Nadler handles teardown and removal — or the lease extends, converts to a lease with buyout, or becomes a purchase.

Rent, Lease or Buy?

Renting fits short timelines and uncertain durations: fastest setup, least commitment. Leasing fits multi-year needs with predictable monthly costs and more customization; many leases include a buyout. Buying fits permanent space or buildings you will reuse across sites. The trade-offs are the same for every building type; the renting vs. buying vs. leasing guide walks through them with numbers.

What Does a Modular Building Rental Cost?

Cost depends on the building type and size, whether you rent, lease or buy, the lease length, delivery distance and site preparation. New buildings cost more per month than pre-owned; longer leases lower the monthly rate. For typical monthly ranges and the factors that move them, read the beginner's guide to renting modular buildings, or request a quote for a number specific to your site.

FAQ

Modular Building Rental Questions

Answers to the most common questions about renting, leasing and buying modular buildings.
1) What is a modular building?
A building constructed in a factory and delivered to your site in one or more sections, then set on a foundation and connected to utilities. Offices, classrooms, container offices and multi-unit complexes are all modular buildings.
2) Can I rent a modular building short-term?
Yes. You set the rental dates, so you are not paying for a building longer than you need it. Short terms are the norm for renovations, swing space and project field offices.
3) How fast can a modular building be delivered?
Typically one to four weeks from order, depending on availability and customization. Mobile office trailers are usually the fastest; complexes take longer.
4) What is the difference between a modular building and an office trailer?
An office trailer is a wheeled, single-unit modular building built to move between jobsites. "Modular building" also covers set-down offices, classrooms, container offices and multi-unit complexes on permanent or semi-permanent foundations.
5) Do modular buildings have bathrooms?
Restrooms are an available option on offices and classrooms, and holding tanks, handwashing stations and sanitation service are available through NadlerPlus™ where plumbing is not.
6) What site preparation is needed?
A reasonably level, accessible surface. An existing concrete pad or gravel base lowers setup cost; some sites need minimal grading. Utility connections — electrical, plumbing, HVAC, internet — are made at installation according to your lease and local codes.
7) Should I rent, lease or buy a modular building?
Rent for short or uncertain timelines, lease for multi-year needs with predictable costs, buy for permanent space. See the renting vs. buying vs. leasing guide.
8) How much does it cost to rent a modular building?
It depends on type, size, term, delivery distance and site preparation; longer leases lower the monthly rate. Typical ranges are in the beginner's guide, and a quote gives you a complete number for your site.
