Planning a project that needs a field office, swing space or a temporary office for your team? Here is what renting an office trailer from Nadler Modular costs, what you pay up front and what you pay each month.

How much does an office trailer rental cost per month?

At Nadler Modular, an office trailer typically rents for about $900 to $1,100 a month for a 12 × 44 single-wide, $1,100 to $1,300 for a 12 × 60 and $2,300 to $2,600 for a 24 × 60 double-wide. Larger 36 × 60 and 48 × 60 offices run about $3,450 to $4,000 and $4,600 to $5,400 a month. That is the rent for the building itself. Delivery, installation, teardown and return are one-time charges on your first invoice, and optional add-ons such as steps, ramps and furniture are billed monthly.

These are typical prices, not a quote or a guarantee. What you actually pay depends on your project: the size and type of building, where your site is and how far it is from our fleet, how easy the site is to reach and prepare, permits, how long you rent, the add-ons you choose, and current fuel and material costs. Your written quote is the only firm price.

Typical monthly rent for the building only, based on 2026 pricing. Where you fall in each range depends mainly on your region and lease length; your quote is the firm number.

What you pay up front and what you pay monthly

Your first invoice includes your first month’s rent plus all one-time charges: delivery, installation, teardown and return. After that, you pay only the monthly rent for the building and any optional add-ons you choose, until you return the building.

Add-ons are listed separately on your quote so you can see each one. Common ones include:

  • Steps and ramps
  • Furniture, through NadlerPlus™
  • Satellite internet
  • Security door bars and window screens
  • Sanitation systems

How to compare office rental quotes

For a 12-month rental, compare the total cost from delivery through pickup. Ask each supplier to break out:

  • Rent for the full 12 months, plus monthly add-ons such as steps, ramps and furniture.
  • Delivery and installation.
  • Site preparation and utility connections, plus ongoing power, water and internet bills.
  • Teardown and return transportation.
  • Taxes and insurance.

Check what’s included and what you’ll arrange separately, so you’re comparing the same building size, rental period and services. Nadler’s standard minimum rental term is 12 months.

Setup costs

Delivery

Delivery is typically $12 to $15 per mile, not including travel permits, and the rate depends on the size and type of building. Your quote shows the exact delivery charge for your site. The farther your site is from our fleet, the more delivery costs, and sites in dense cities can take extra time and equipment to reach.

Installation

Installation depends on the size of the building. For a single-wide, blocking, leveling, anchoring and skirting typically comes to about $5,000; without skirting, it is closer to $2,500. Expect more on tight city sites such as Manhattan, and less near our Allentown branch. Double-wides and multi-unit complexes are quoted per project, and your quote shows the installation cost for your site.

If you don’t already have a level space for the trailer, you may also need groundwork. A suitable concrete pad or another stabilized base can lower this part of the setup cost.

Utility hookups

Nadler Modular’s office trailers come with electrical outlets and lighting that connect to an on-site generator or the power grid, and plumbing fixtures can be installed. The cost of connecting utilities depends on your site and on local regulations, so ask your Nadler contact about the requirements in your area.

Removal and return costs

Return transportation usually costs the same as delivery. For rentals longer than two years, we may instead ask for the actual cost plus 15% when the rental ends, if you agree. Dismantling the building averages 85 to 90% of the installation cost, but that isn’t a fixed rule: our vendors quote the teardown for each building.

Before pickup, check what you’ll need to arrange, such as disconnecting utilities and restoring the site. See Nadler’s lease terms for details.

Other factors that affect the price

Modular office prices vary with location, rental term, the add-ons you need, permitting and how easy the site is to access.

Rental term

Our standard minimum rental term is 12 months. Tell us how long you expect to need the building, because rentals longer than two years can change how return freight is billed.

Location

Nadler Modular serves most of the eastern half of the United States. Include where and when you need the trailer when you request a quote, since delivery distance and site access both affect the price.

Season of installation

Urgent jobs happen, but when you can choose, it is easier and more affordable to install an office trailer in the northern half of the country during the summer than during the four to five months when the ground is frozen.

Size

The square footage you need is the biggest driver of the monthly rent; see the table above. Our office trailer size guide compares the sizes and how many people each one fits.

“I always recommend getting a quote for your specific project instead of using ballpark figures. Costs of fuel and materials are always fluctuating, and the last thing you want is [to] find out you budgeted incorrectly too late.”
